Limited Service Representation for Sellers

What do they offer?  A "menu" of services, for each of which the seller pays a separate fee. That fee usually starts out at $3,995. Seems like a great savings, but what does that buy?  Placing your home on the local Multiple Listing Service is one fee. Providing flyers about the home costs more. Holding one or more Open Houses costs more.  Advertising the home in the newspaper costs still more. Representing the seller when an offer is presented requires yet another fee, and so on. 

What  sometimes is missed in explanations of the menu of services is that the brokerage fee is always  negotiable. In some cases, a property may be listed with a lower fee and in other cases, a fee that is higher than 6%.  Much of the negotiation regarding such a fee relates to the location of the home, its condition, its proposed price, and the anticipated difficulty (or ease) with which it is likely to attract a buyer in a short (or lengthy) time.
